Why use G.A. Architects rather than another local Architect?
We always recommend using local companies for your home improvement work, whether that is an Architect, a builder, a plumber or an electrician. Local works best because local knowledge can be essential in gaining planning permission and maintaining a continued relationship with your contractors. A continued relationship is necessary because your home needs to be maintained to keep it protected against the elements, as well as appropriate to your way of life.
Beware of Companies purporting to be local when they are not. Online marketing includes Companies that trawl the internet for customers, pretending to be local when they are based nowhere near you. We have a local address and are happy to meet you for free at your property to discuss your project ideas and advise you about any legal planning constraints. Since the recent increase in planning fees and the removal of the ‘free-go’ following a planning refusal, which was implemented two years ago, the councils are now less collaborative than they were before. I cannot prove it, but I am convinced they are refusing planning applications at every opportunity so that they can get more money from subsequent planning fees. Please beware that Capitalism has now infiltrated our local government boroughs and councils. The only strategy to combat this is to submit a Pre-application advice application and hope that they stick to their advice when assessing a subsequent planning application.
Cost is always a significant concern; however, you should put this into context.
For example, the average Build cost of an extension project in the vicinity of BR6/ BR5 is £100K. When you add up all the design and application costs associated with design, planning and building regulations, you are looking at around £6k. This is 6%. In the old days, 10% was typical. For larger project costs, this percentage reduces, so for a project costing millions, a rate could be 1-3%.
6% for avoiding getting the design wrong is a worthwhile investment.
Beware of designers online pretending to be Architects. The term ‘Architect’ is protected by law, and only qualified and registered building designers can call themselves Architects.
If a Company is calling themselves Architectural designers or Architectural whatever, this is a clear indication that they are not Architects. The use of the word ‘Architect’ is a good benchmark that the designer is committed and passionate about what they are doing simply because it takes years of commitment and sacrifice to become an Architect.
If you get the design right, the project will look and feel good even if built by an average builder.

Gary provided us with a great service throughout our process of getting planning position granted for our property. The drawings were clear and professional and we were very happy with the end result. Gary was always very easy to contact and happy to help and provide solutions to any queries we were having.Posted on Chris TowillTrustindex verifies that the original source of the review is Google. I had the pleasure of working with Gary on my Bexley development. He completed the building regulations drawings and construction plan for the project. Building control signed of the document without any questions or queries. This is a testament to Gary's eye for detail. When I did have questions during the build process, Gary was very responsive and was able to provide clarity when amendments needed to be made.Posted on Oli OxleyTrustindex verifies that the original source of the review is Google. I wanted someone to help with an interior renovation and possible extension. Gary was very helpful from the beginning and on a site visit talked through all the options, offering suggestions and pragmatic solutions. Gary developed the final plans very quickly and I have appreciated his recommendations for other companies to use too which has taken some of the stress out of the project and have so far delivered on his recommendations. This has been a much better than previous experience with another architect and I would happily work with Gary again in the future.Posted on moema machinTrustindex verifies that the original source of the review is Google. We engaged Gary Arnold Architects for the design of our new house, and we couldn't be happier with the experience. Gary clearly explained the planning application process and attentively listened to our wants and concerns. His communication was both effective and professional throughout the project. We highly recommend Gary to anyone seeking honest and exceptional architectural services.Posted on Coral WormanTrustindex verifies that the original source of the review is Google. I have been speaking to Gary about knocking down an internal wall to open up my galley kitchen. He is patient and knowledgeable and I had lots of questions! Would recommend.Posted on Susan SharmanTrustindex verifies that the original source of the review is Google. We appointed Gary to draw up some plans for an open plan kitchen area. We both thought Gary was very engaging, very professional and excellent. Approachable and down to earth! He totally got our initial brief, sent initially on email, for our refurbished kitchen/dining area immediately. After an initial site visit, he was attentive and accommodating of our changes along the way and supplied us with many options as we progressed and patiently explained the process to us. We are very happy to have found Gary and would recommend him to provide similar architectural services. He also helped in the search for a builder to talk too!Posted on Sarah Li-Ting-WaiTrustindex verifies that the original source of the review is Google. We thought Gary was excellent. Got the brief immediately (something that we had been struggling with with another agency), gave numerous options / design choices and patiently explained the process to us. We are very happy to have found Gary and would recommend him to all our friends.Posted on KavitaTrustindex verifies that the original source of the review is Google. We recently engaged Gary's architectural services and I cannot recommend him highly enough. Gary is very professional, was engaged throughout the process and prompt with his communication. We went back and forth on designs and Gary was really attentive and accommodating of our changes, as well as recommending options to us that we reasonable and took into account our budget. He worked directly with the council so we didn't need to be involved and was able to get our planning application approved. If you are looking for an architect, look no further!Load more
