The first step in all of our projects is to determine our Clients’ requirements and work out our Fees. Our fee is based on the time we will take to complete the work. This is usually done over the phone or by email. The Planning Portal offers helpful information, but do not hesitate to ask any questions. A lot of work does not need Planning permission because it is classed as ‘Permitted Development‘; if this is the case, you only need drawings for your builder.
We also offer video calls and On-site consultations if you prefer to meet.
The way we work is really straightforward, as explained below.
- We determine your requirements.
- We prepare sketch drawings to accompany ay Pre-Application advice applications where appropriate.
- We can meet to discuss the project. For a small fee we can meet you at your property and discuss the project. We offer ideas and will bring any site issues we notice to your attention. We prepare two sketch floor plan drawings following our visit.
- We consolidate our appointment with a letter.
- We visit your home to prepare an accurately measured site survey.
- We then prepare the existing set of drawings using our computer-aided design drawing software.
- Following this, we prepare the proposed set of drawings with an option for you to consider. The preliminary drawing phase is usually completed within 2 weeks of the survey.
- We discuss the drawings, and after consideration, we make any amendments and finalise them.
- We then submit the Planning application.
- Following Planning Approval, we work with the structural engineer to develop the Building Regulations, drawings, and specifications.
- When this information has been finalised, we assist with assessing and selecting a builder (Tender Stage).
- We then monitor the construction work to ensure it is done in accordance with the drawings.
You may not require all of these stages. We keep our Clients updated during the process of all projects.
